BUILDING & MAINTENANCE

COMMITTEE MEETING

7/19/2007

Responsible party for action items is indicated in Bold.

Attendees
Fr. Mark, Ray Tartabini, Mark Carrabine, John Grabner, Chris Donatelli, Rob Green

Parking Lots

  1. Seal Coating and Repairs: Attendees agreed that SealTech should be awarded for a total of $12,275 (as proposed, less the optional alternative of the catch basin. Fr. Mark will initiate.
  2. Fr. Mark spoke with the D. Lewis school principal and was assured that buses will not use our parking lot for staging and waiting. Fr. Mark will send a thank you note (reinforcing the understanding).

Snow Thrower

John researched the cost of a good quality machine from Solon Hardware (Toro, 28 inch, with hood surround): $1,800. Attendees agreed this would be a worthwhile investment. Fr. Mark will take to finance council. It was agreed that this could await the onset of snow season.

Renovations

Rob presented a sketch, based on a meeting with Chris and Diane regarding the critical need for storage. The sketch shows construction of 3 storage spaces in the wide parish center corridors yielding over 200 square feet. The sketch also shows the proposed inclusion of a commercial dishwasher and counter in the kitchen. Mark C. agreed to obtain competitive pricing to have this construction done.

Lighting

Rob presented a sketch of lighting replacements that would yield over 3000 watts of power saved by replacement of old fluorescent and incandescent fixtures and lamps with high efficiency electronic ballast and lamp fixtures. Mark C. agreed to obtain competitive pricing to have this work done (including the appropriate re-circuiting).

Storage Shed

Chris is to price out a storage shed to be located behind the masonry screen wall for storage of yard equipment and gas.

Dish Washer

Chris is to work with the Kitchen and hospitality planners regarding selection of a commercial grade dishwasher. It was noted that involvement of a kitchen equipment vendor may be helpful in selecting the optimum equipment for our needs. It was also noted that water is readily available for the discussed location (as noted on Rob's sketch), and that a rinse sink with disposal may also be beneficial in this location. Power will be required and should be a part of the electrical modifications resulting from the lighting revisions.

Air Conditioning

  1. Controls for the unit behind the Christ Rising statue may be out of calibration. Fr. Mark will have the service company called to adjust.
  2. Mark C. previously provided a spreadsheet that should be used for tracking repair activities. This would help in review and tracking of performance and repair history on each unit. Mark and Rob have discussed the need to have Mechanical Systems rise to the challenge of better diligence in preparing and maintaining an inspection and repair checklist for each unit. Their service slips are not always clear as to which equipment they are servicing, and seem to be reactive to conditions they observe while on site, rather than confirming that their scheduled maintenance visits include the same set of inspection items each and every time. (Task not specifically assigned, but this discussion needs to take place by a member of administration).

Meeting Adjourned by 8:45 PM.
